Negotiated bids may be provided in any of the following forms:
- Cost plus without a guaranteed maximum price
- Cost plus with a guaranteed maximum price
- Cost plus with shared savings
The fees and general conditions we agreed upon in advance and each scenario is performed with an open book policy where job costs and subcontracts are shared with the client.
Design - Build
An experienced Design - Build team is assembled from among the many architecture, engineering and subcontractor firms available to Pacific familiar with this approach and with which active relationships have been maintained. The Design - Build team provides both design and construction services for the entire project. This one-stop, “turn-key” delivery method provides a holistic approach to the project. Input is incorporated from both the design and construction entities from project inception to completion via enhanced communication and process streamlining.
Project estimating based on a complete set of documents, where price is a stipulated sum.
Management of pre-construction process, which includes: establishing project objectives, budget preparation, value engineering, identification and purchase of long lead items, performing constructability reviews and developing a logistics plan. This is an open book relationship where subcontract agreements are often reviewed directly with ownership.
Job Order Contract (JOC)
Multiple year term contracts to perform small to medium sized projects or work orders based on pre-determined unit pricing. Since JOC by definition are contracts, projects are not bid out thus expediting the process.
